Lintel

Lintel Terms of Use

Version 1 · Effective October 18, 2026

Lintel is made by PlainworkApps ("we", "us"). By tapping "Accept and continue" or by using Lintel, you agree to these terms. If you don't agree, don't use the app.

1. What Lintel is

Lintel is a recordkeeping tool. It helps a landlord record the condition of a rental unit with checklists, notes, photos and signatures, and create a PDF report. Lintel is not a property manager, a lawyer, a notary or a party to any lease, inspection or dispute.

2. No legal advice, no relationship with your tenant

Nothing in Lintel is legal advice. Using Lintel does not create a lawyer-client, landlord-tenant, agency or any other relationship between us and you or between us and anyone you inspect a property with. We are not a party to your lease, your inspection reports or any dispute about a security deposit or property damage.

3. You are responsible for what you record

You, and anyone who signs a report with you, are solely responsible for the accuracy, completeness and truthfulness of every condition, note, photo and signature in it. Lintel records what you enter; it does not check it. Review each report before you share it. You are responsible for following the laws that apply to you, including laws about security deposits, inspection notices, photographing a unit and handling tenants' personal information.

4. Signatures

Lintel lets you capture a handwritten signature on the screen. We do not promise that a signature captured this way meets the legal requirements for any particular document in your state or country, or that a court or agency will accept it. You are responsible for checking whether electronic signatures are valid for your purpose. Lintel does not verify who is signing.

5. Your data stays on your device, and we can't recover it

Lintel stores your properties, inspections, photos, signatures and settings only on your phone. We don't have a server, an account for you or a copy of your data. Lintel turns off Android's cloud backup for its data. This means your data is lost permanently if you uninstall the app, clear its data, lose, reset or replace your phone, or if the device or an app update fails. We cannot restore it. Keep your own copies of any reports you need, by sharing the PDF to somewhere you control. Once you share a PDF with anyone, what they do with it is outside our control.

6. Lintel Unlock

The first 3 reports you sign in Lintel can be exported as a PDF for free. Exporting more requires Lintel Unlock, a one-time purchase made through Google Play, with no subscription. Payment is handled by Google, and we never see your payment details. The purchase belongs to the Google account that bought it; you can restore it with "Restore purchase" on any Android device signed in to that account. Refunds are governed by Google Play's refund policy. Recording inspections, photos and signatures is always free. We may change the app's features and the price for new buyers; a purchase you have already made stays valid for as long as we offer the app.

7. No warranty

Lintel is provided "as is" and "as available." To the fullest extent the law allows, we disclaim all warranties, express or implied, including that the app will be error-free, always available, suitable for a particular purpose, or that its reports will be accepted or enforceable anywhere. Some places don't allow some of these exclusions, so they may not apply to you.

8. Limit on our liability

To the fullest extent the law allows, we are not liable for any indirect, incidental, special, consequential or punitive damages, or for lost deposits, lost rent, lost data, lost profits or the outcome of any dispute, arising from your use of Lintel. Our total liability for any claim relating to Lintel is limited to the greater of the amount you paid us for Lintel Unlock and US$50. Some places don't allow these limits, so they may not apply to you.

9. Claims by other people

If someone else, such as a tenant, brings a claim against us that arises from a report you created or content you entered in Lintel, or from your use of Lintel in violation of these terms or the law, you agree to cover our reasonable legal costs and any resulting losses. This applies to you, the person who accepted these terms.

10. License and rules of use

We give you a personal, non-exclusive, non-transferable, revocable license to use Lintel on Android devices you own or control, under these terms and Google Play's terms. You may not sell, rent, sublicense or commercially distribute Lintel, copy it, or reverse engineer it, except where the law allows. You may not deliberately modify the app or its data to get around the free-report limit.

11. Ownership

Lintel, including its code, design, graphics and name, belongs to us and is protected by copyright and other law. Your inspection content (your notes, photos and signatures) stays yours; we claim no rights to it, and we never receive it.

12. Ending

You can stop using Lintel at any time by uninstalling it, which deletes your data (section 5). We may end your license if you break these terms, and you must then stop using Lintel and delete it.

13. If a part doesn't apply

If a court finds part of these terms can't be enforced, that part is limited or removed as much as needed and the rest stays in effect.

14. Changes to these terms

We may update these terms. When we do, we will change the version number and ask you to accept the new version in the app before you continue.

15. Governing law

These terms are governed by the laws of the State of Washington, without regard to conflict-of-law rules. Any dispute about these terms or Lintel will be brought in the state or federal courts located in the State of Washington, and you consent to their jurisdiction.
